Requirements to Lease

Looking to lease a property? Here’s what you’ll need to qualify and ensure a smooth application process.

• Application Fee: To begin the leasing process, our third-party application processor charges a non-refundable application fee of $49.95. Application Link

• Credit Score: A minimum credit score of 650 is required for all applicants. If a co-signer is needed, the co-signer must meet the same credit requirement.

• Proof of Income: We require tenants to have a monthly take-home income of at least three times the monthly rent. If you have a roommate, half of your income must be three times your portion of the rent. You will need to provide proof of income for the last three months.

• ID: You must provide a valid government-issued ID to complete the leasing process.

• Rental History: We require a rental history check to ensure you have been a responsible tenant.

• Move-in Fee: A non-refundable move-in fee is required before you can move in. Sublease Fee: A non-refundable administrative fee of $200 is required once a sublease is approved and the lease addendum is signed.

• Co-signer Application: If you are a student, unemployed, or do not meet the income or credit requirements, you will be required to have a qualified co-signer. All co-signers must submit a full rental application, meet the same minimum credit score, and provide proof of income.

• Student Loan Documentation: If you plan to use student loans to pay rent, you must provide documentation.
