Requirements to Lease

Looking to rent in Chicago or the surrounding suburbs?

Here are the application requirements and leasing process for Castelli Management properties. Whether you’re searching in neighborhoods like Tri-Taylor, Humboldt Park, or Logan Square, or nearby suburbs like Norridge, Elmwood Park, and Park Ridge, these guidelines explain what you’ll need before applying.


  • Application Fee: $49.95 per adult applicant (non-refundable). This applies to every person 18 years and older who will be living in the unit. [Application Link]
     
  • Credit Score: Minimum 650 required for all applicants. If a co-signer is needed, the co-signer must also meet this same requirement.
     
  • Proof of Income: Applicants must show a monthly take-home income of at least 3x the rent. If there are roommates, each person must show 3x their portion of the rent. Proof of the last 3 months’ income is required.
     
  • ID: Valid government-issued ID must be provided.
     
  • Rental History: Rental history check required to confirm responsible tenancy.
     
  • Move-In Fee: Non-refundable move-in fee due before occupancy.
    Sublease Fee: $200 non-refundable admin fee if a sublease is approved and signed.
     
  • Co-Signer Application: All co-signers must submit a full rental application, meet the same credit and income requirements, and provide proof of income.
     
  • Student Loan Documentation: If planning to use student loans to pay rent, documentation is required.
